Development and release

Rockstar hinted at this update on November 6, 2025, mentioning “a new era of real estate in Los Santos.” Teasers and themed events followed, including the temporary New Listings missions, which offered limited-time rewards before launch.

The announcement trailer released on November 20, and the final trailer dropped on December 5, confirming the appearance of Michael and Amanda De Santa and establishing the “Option C” ending of GTA V as canon.

The update launched today, Wednesday, December 10, at an unusual time for the company.

 

Available luxury mansions

The new properties are purchased through Prix Luxury Real Estate (in-game). Base prices range from 10 to 15 million GTA$, with discounts for players who completed the New Listings missions before December 7.

• Coastal location tied to earlier story characters.

Richman Villa — Richman

Amenities and optional upgrades

Mansions include a wide selection of facilities and features:

• Pools, jacuzzis, and large outdoor areas.
• Helipad, gym, and private beauty salon.
• Armory, vehicle workshop, and vaults.
• Vehicle podium and trophy displays.
• Spaces for pets with customizable names.
• AI assistant that manages businesses and improves production.

• Ability to host parties inside the property.

Upon first entry, players see an introductory cutscene with Michael and Amanda.

Return of Michael De Santa and new missions

The update brings back Michael De Santa, voiced by Ned Luke, marking his first appearance in GTA Online in over a decade.
